3:00 PM - 4:00 PM EDT

Speakers: Kent S. Nevins, Lisa M. Zana, Christine L. Chipman, Carolyn J. Cavolo

November 1, 2017
3:00 PM - 4:00 PM EDT

Shipman & Goodwin attorneys Kent Nevins, Lisa Zana, Christine Chipman and Carolyn Cavolo will discuss the multitude of issues that stem from construction activities on leased. No matter the industry, real estate can be both a valuable asset and a significant liability for any business. Leasehold construction, whether a standard fit-out or the development/re-development of a large corporate campus, only serves to magnify both of these aspects of real estate. Participants will gain a better understanding of the risks inherent in leasehold construction projects and the competing interests of the landlord, tenant and construction lender. We will also address how to allocate those risks and balance those competing interests in the lease negotiations and drafting.

Topics will include:

  • Negotiating Landlord Work Letters
  • Tenant Improvement Allowance Issues
  • Interplay with the Construction Lender’s Requirements
  • Term and Rent Commencement Issues
  • Insurance Matters
  • Repair and Restoration Obligations
